The premiums below apply to standalone Rent Guarantee & Legal Expenses insurance policies with the Nil Excess option selected.


Premiums are inclusive of Insurance Premium Tax (IPT) and a £25 administration fee. Subject to full terms and conditions of the policy wording.


Please note: when a policy is purchased alongside a core product, such as Landlords Buildings or Contents insurance, the Rent Guarantee premium is discounted. Please contact us for further information.

  • What checks must be completed on tenants before cover can start?

    Before cover can incept, all tenants must have been fully referenced in accordance with the tenant referencing criteria set out in the policy wording.


    Cover can only be provided where satisfactory tenant referencing has been completed, and the tenancy meets the acceptance criteria outlined in the policy wording. Please refer to the full policy documentation for detailed requirements.


  • Can existing tenancies be covered and a policy taken mid tenancy?

    Yes, however the tenants must have met the proper reference criteria outlined in the policy wording. No claim will be accepted in an event where the time of occurrence was before the commencement of the policy, or on an event which occurs within the first 90 days of the period of insurance.

  • Is Subletting included?

    Sub-letting is a direct exclusion within the policy wording. Alternative arrangements such as a company renting a property for the occupation of their employees, where the tenancy agreement is between the landlord and the company, would be acceptable. 


    However, any element of sub-letting would be excluded as mentioned.

  • What is included under the legal expenses section?

    The Legal Expenses section provides cover for a range of landlord-related legal costs arising from insured events, including tenancy disputes and eviction proceedings, subject to the policy wording, terms, and conditions.


    Full details of the cover, limits, exclusions, and insured events are contained within the policy wording, which should be reviewed carefully to understand the scope of protection provided.


  • How often does a credit check need to be done on the same tenant?

    Credit checks must be undertaken as part of the tenant reference, which in turn must be undertaken prior to the tenancy agreement commencing. Should the rental amount be increased during the tenancy, then an affordability check must be undertaken on the tenant. The policy only stipulates that a valid tenant reference, which satisfies the criteria within the wording, must be obtained prior to granting the tenancy. Should the Landlord be aware of a material change in the tenant’s circumstances, then a new reference should be obtained to evidence whether it is acceptable to still grant the tenancy, or indeed if a guarantor is required.

  • How do I report a claim?

    You would need to report this claim to Alps within 30 days by calling on 01260 241000 or you can email claim@alpslegal.co.uk. We recommend telling us as soon as possible of any claim, potential claim or any circumstances which might lead to you making a claim.

  • What is the Policy Excess?

    Nil Excess – no excess applicable, rent guarantee payments to be considered when one full month is in arrears.

  • Can a Policy be renewed if there is an ongoing claim?

    Yes, as long as the client makes the broker aware of this.


  • Are the premiums shown fully inclusive of everything and for the full year?

    Yes, the premiums shown are inclusive of Insurance Premium Tax and a £25 admin fee charged by Haxon Limited

  • Once I submit my request for cover, am I covered straight away?

    No, your request will be sent to Haxon Limited and no cover will be in place until confirmed in writing by Haxon Limited.

  • If I purchase a Policy on this website, will it automatically renew next year?

    No, it will not renew automatically. Haxon Limited will contact you regarding the renewal next year.
